A few common items to be on the lookout for:  Look everywhere inside and out for peeling or missing paint and fix as necessary, test windows to make sure they open, can stay open, close, and lock (old wood windows may have problems doing this regularly or be stuck all together), review basement for any signs of standard black, non-toxic mold/standing water, make sure all stairs are cleared of tenant items (no bikes, boxes, etc.).

Both units had lots of "deferred maintenance" - 10 year old carpet, no repainting for at least 10 years, stick-on tile-laminate-flooring in both kitchens were peeling and looked awful (and still do).

In my opinion, diversification comes when you have acquired the wealth you want and then you start peeling some off into other areas if being "all in with one thing" keeps you up at night.

I have been in my current home for 3 years when I moved in the flooring had nice size gaps between the floor boards like they are coming apart over time I am noticing some peeling from sweeping and mopping as well as scratches and a few dings I use covers on the furniture legs but I have three small children I know high traffic places will have wear an wear but could this be considered normal I wouldn’t want him to keep my deposit over a mundane thing I’ve been a good tenant paying rent on time keeping the place up asking my landlord before I do anything to the house that they my not be ok with.

It's both clean and in good condition.My plan is to wash down and peel off the walls and ceiling completely, then rinse it all and apply a coat of thinned Kilz Complete oil-based primer followed by a full-strength coat, and then two good coats of Glidden Premium.Anything you can think of that I will need to watch out for?
