Too many investors waste time chasing bad deals, overpaying, or relying on outdated strategies. 

I’m about to tell you about a deal that could have easily fallen apart, but instead turned into a $200k profit after a lengthy eviction process.

We model deals for IRR and MOIC and like to see 17-25% IRR and a 2x multiple over 5 years. 

Should I go ahead with the deed transfer to the Series LLC and deal with lender issues if they arise?

I don't know about you but I am constantly on the hunt for consistency, consistency of income, of deals, of productivity, in my relationships...so that's my focus in all things not just real estate.So my vision to your question is a a state of total consistency of income and deals.I'm focused on the basics, which to drive me is even more specifically "making offers."  

Make sure you are clear on your objective so they are not showing you deals that are not worth looking at. 

I personally have found an abundance of deals where older landlords no longer wish to own but do not want to pay the capital gains tax. 

Right now I pull county data into excel for free and upload that into deal machine.

Instead, as with a lot of south Florida wholesale deals- we ended up replacing and having to fix things that were covered up and two years later she was ready to go.  

That makes sense that the lenders would want skin in the game, but what I'm wondering is for a 60k-80k total deal, it seems like lenders are wanting 40-50% of the total loan.
