The other 4 (2 beds) would be through a guest room having an additional bed (maybe bunk) and I am a fan of a pullout sofa or trundle in the master if space allows.

I am also a fan of leverage, but not over leverage and I presented loan option other than heloc for long term debt (due to variable heloc rates).

Most of the remediators work with the insurance companies directly and they will start immediately to dry out area with huge fans, remove drywall, etc.
