How do you outline rules and policies?

I would have a friendly chat with your tenants (neighbor) clearly outlining their responsibilities according to the lease agreement.

I have a printed out RTA copy that I have reviewed a couple of times, but the phrasing in it  seems to not plainly outline exactly what is the "black and white" of some circumstances and leaves a lot open to interpretation.

In the attachment labeled Tenant Duty Checklist it states “remove all weeds from flower beds”.Tenant final walk through: During our final walk through the weeds were notated on the final walk through sheet which was signed by both parties.Total Cost of Replacement Materials: $412.00 (Receipts attached)Labor at stated in previous communications: $210.00Percentage of total cost of replacement charged to tenant: 33%The above facts outline the details and reason for the charge.

This should have been outlined in your management agreement.

Contract has provision for pet at home, which comes with security deposit  I hope you do not take this in any other way as my intent to helpHowever, by the letter of the law you have failed to give proper notice as I outlined above.

Usually, there is a description of the Unit that outlines where the Associations ownership ends and yours begins. 

And, yes, I most certainly did send them a certified letter after move-out outlining exactly what had happened to their security deposit...and how much money they still owed me on top of that!
