Plus many hotels in the more nature-y places have non-refundable policies in place anyway and their rates are just as high.

I cant find the old ones, perhaps because those listings expired or vague in nature. 

Greater Sarasota County allows 30+ rentals, but nothing shorter.Lakewood Ranch was "up and coming" in 2004 and is a great master planned community but probably is not ideal for STR as there is no natural draw. 

The biggest of all, which you can't buy, is being super organized and be a natural problem solver.

Obviously, if the tenants fail to timely pay rent, you can enforce their obligations with a notice to pay.Your question is legal in nature, so I recommend that you consult your landlord or FHA attorney in your state about it.

The same tenants that didn't pay you rent while they were residents likely won't pay even if you get a judgment against them.For better or worse, this is the nature of the business we've chosen!
