There are some who do, but they usually have a specialty that deals with all sorts of homeowners; for example, I had to have a tension spring replaced on a garage door at my house where I live, and the repair guy said he accepted credit cards.

For a safe pair of hands with massive muscle to back them up you cannot compare Memphis invest with any other player.  

There will probably always be tension surrounding the shared elements of the house such as bathroom, kitchen, and common room, and most issues will involve cleanliness and noise.  

I think tension only builds when the rules are unclear/inconsistent.Good luck!

The house may not show well and if the current tenant is there during the showing there will be tension or worse.

Does anyone have any opening lines they use to ease the tension on a visit like this. 

Depends on alot of factors, but - ultimately both of you have to be satisfied with the deal, otherwies the aggravation, tension and recriminations will never be worth the profit.
