If you do down payments and loans, then it's a modified BRRRR and won't yield the same results.Someone correct me if I'm wrong, i just finished 2 books on BRRRR and that's how i understood it.

I don't know the regulations in Canada, but in the U.S. lagoons are something that you should only buy if you can connect to city sewer or you have 100% vetted the state, county and city regulations and are 100% confident you won't have to remove it or modify it.

I believe in fixed rules and procedures and then modifying the house to fit into that, rather than modifying the rules and procedures to fit the house.

If a disabled tenant needs the unit to be modified for their disability the tenant can pay for that work to be done even if the landlord doesn't want that to happen.
