You can have these people give you visual reports so you know if the tenants are destructive.Otherwise, if you vet your tenants, you'll tend to get people who are respectful and care about getting their deposit back, so they will take good care of the property.That said, property managers can't make money if they milk their clients dry.

I would only replace them now if you had a crazy good deal like a free used unit they have to throw away or something. the math I've done in the past led me to decide that as long as repairs stay under 250 per year to milk the units for all they are worth, I keep repairing.

While I would encourage any landlord to use assistance programs out there to work with tenants who are trying but struggling to pay rent, if they are just milking it or causing serious problems other than not paying rent, you may still have options.
