Is it best to purchase the property first under my name and transition it to an LLC or establish an LLC and have it purchase the property?

We are currently on the hunt for a primary in Colorado as we need to establish a primary residence there for my wife’s job.

You need to establish what your goals are and start working towards them.This means not using simply cookie cutter advice, because your situation is likely not going to be cookie cutter.

He's just like "I make $300K per year from my medical profession job, I'm going to make my life simple and aggressively pay down the mortgage, then do it one more time on another property, and that's it - early retirement." 

Or are they established tenents from the previous owner of the duplex? 

Jay, we will define these folks as they work through this time - I keep saying this to everyone, we will all see who comes out the other side - As an established operator, we will see who stands up to this market and those who do will be victors and have ample buying opportunity.
