One unit is remodeled and empty and the other is not and has tenants paying way under fair market value ($700). 

Is there anything left if you give him half the equity and can only borrow 75% of the value? 

You could put it on the market (and you'll know what that second assumption is), and at the same time do whatever you can to get the tenants out (and know what the first assumption is).

This is normal! 

Of course we are closing now that the market is picking back up🤦🏼‍♂️.

@Robin Cornacchio correct, there is no such thing as capital gain taxes for an IRA. 

It’s still surreal to me that I’m able to own real estate at 20, but I know this is just the beginning.
