Additionally, If I wanted to use a hard money loan to finance the construction portion and do the land acquisition in cash does anyone know how to manipulate the BRRR Bigger Pockets calculator to include that?

I know it can be a pain to send this to people but it helps to have a good lender review your personal tax returns, business tax returns and K-1 in depth.

I fondly remember my hours spent reading over a hundred pages of the Florida tax code to figure out their system...that's the depth of knowledge you'll need in order to even attempt to accurately forecast future property taxes.

There's some good names out there to read up on like John Hussman, Roubini, etc who have a lot more depth to give on such catalysts, but even they're wrong most of the time (but still worth a read!)

Pretty difficult to do both a comprehensive overview and an in-depth look at investment strategy.

There is still plenty of gray area on with these new rules and others in tax and legal have written more in depth analysis.

I've done a couple market tours (currently living in Raleigh) and have a general sense for the area, but don't have in depth knowledge of the areas to go to vs stay away from.
