The only inconvenience is I have to pay booking.com a commission at the end of the month, and I have to remit the local taxes myself vs.

The admin fee is higher than what I have seen in my locality but if it is reasonable, OK. 

As for finding a contractor, asking local investors for recommendations is a great start.

Basically, more than a certain amount of STR and MTR in the same building were considered a hotel and I would have had to have 24/7 staff on site.Were you able to get around that with the local municipality?
