Yes, the tuition about killed me but since he got a full scholarship an expensive liberal arts college (University of Richmond) it was worth it in the end.

Put a garden in... add art... find solid tenants, etc...

Airplanes are amazing works of art. 

Its close by commuter rail, its got a lot of potential in the downtown and its getting better, and it has a great underground music/ art scene because artists can actually afford to live there. 

I actually hold a mix of conservative and liberal views on different subjects...

I haven't done fiance, but I wouldn't anticipate it being an issue (provided the fiance owns the house, it doesn't work if you are living rent free with a renter), I'd just be sure to broker it to a more liberal lender.
