Wholesaling, investing in REITs, private lending, and micro-investing platforms can diversify properties.

Its very hard to scale with flips, rentals and lending all the same time and be successful with each.  

Purchase price: $242,500 Sale price: $430,000 I used private lending to cover the down payment and closing costs, then paired it with a hard money loan to fund the project.

Still planning on buying more cash flowing rentals before dipping into private lending.

Hey Marc, speaking from the BRRRR lending side of things I don't see any deals that our team has closed in Winchester, VA in the past few years.

Beware with manufactured homes, as getting lending as well as insurance is tricky!

Nobody cares about DTI or any of that, just what the ARV is and how much you are lending. 

I'm curious if you have any suggestions on lending options that I may not have found or approaches that I should consider.

I’d look at listening to podcasts such as BP, BP money, straight up Chicago investor podcast.While in school and even now, I’d focus on working as much as possible to make sure you’re in a good position to have a down payment as soon as possible.i’d try to understand what a good deal is (underwriting), and also lending.
