Having met with some of the largest BFR capital allocators and aggregators in March in Nashville and last week in Miami, I can tell you many people are doing (and speaking of) BFR differently. 

I work for the largest insurance brokerage in TX. $1,447 is relatively a good price for TX.

my biggest profit for just buy and hold was land as well.. we bought 3.5 acres in Sonoma county CA for 27k  in 96 ish  sold in 2000 for 2.2 mil. paid tax's of 300 a year and mowed it about every 3 years for 500 bucks.. same thing as you .. unbuildable acreage but Indians bought the land next to us and built the largest indian gaming facility in CA
