There is also a weird vent that’s supposedly an intake vent (that’s what the inspector said) but it’s sealed off, so it’s more like a glorified hole in the floor.

The seller and BOA in most cases are more interested in taking the offer that in their opinion has the best chance to close in a timely matter even if it leaves a few thousand on the table.Your chances of contacting the bank directly are very slim, banks are not in the business of selling houses, which exactly why there is an agent involved.

Believe me, there is no boiler plate of the face of the earth that addresses all of these issues sufficiently, especially in taking on partners in creative situations.I really suggest you sit down first and look to your business plan, define the scope of business to be accomplished and then investigate the various bumps in the road and strategies involved, then you can draft an OA that fits your needs rather than filing an LLC and then having tooperate within the confines established, that's just backwards.

Here in Phoenix, for attic installs on a ~1500 sq ft house, all you need for "ductwork" is a couple of ~$100 plenums (one for intake & one for exhaust), and a few ~$30 rolls of flexi-duct.

The first is the intake from the supply lines, some people put tape on those threads, but you shouldn't need to because most supply lines are going to have rubber washers in them.
