Between the government injection of trillions of dollars, the changing of our lifestyles and work habits, and the changing of our spending habits, I've changed my tune. 

If you already own the property, you can use that amount as the cash injection (down payment).

Make sure to evaluate these things, because injecting more equity will not help with poor management or unrealistic asking rent issues.Know your loan terms.

I plan to hold these properties FOREVER or at least 10+ years (because rehabbed and have management/operations all in place), so trying to reimburse my cash from rehabs, new roofs, etc and recapitalize the value for CASH injection…..instead of selling.

Also, if the business is not profitable how does injecting cash work?

There is an access point on the outside of the house so INSTEAD of the Pest guys coming INTO your house and spraying bug juice everywhere you kids eat cheerios off the floor... they inject it INSIDE your walls from a port on the OUTSIDE of your house!

If they don't inject anything into the deal, that default rate skyrockets.

The capital partner gets some experience and gets to put a deal on their resume while the experienced operator gets equity capital to inject into a project.

Usually SBA requires owner occupancy, provides little to no benefit for rental income, and the reason to use it is low equity injection requirements.  

It will depend on a few factors like experience, your credit score, the amount you're injecting into the deal, etc.
