How about realizing that when you use the current property taxes of a property you are buying to calculate your per door profit that the following year your taxes will reset to what YOU paid for the property and will likely significantly increase your tax expense - which can take you from a positive cash flow to a negative cash flow on a low cash flow property… now you are paying your tenants to live in the property every month out of your W2 income  hoping for an appreciation play until rents hopefully increase.I could go on and on.  

This increases the likelihood that they will reduce or reject the claim.

But i'm sure that perspective will increase or decrease as I mature. big difference though in 30 mil in equity in RE and 30 mil in cash after you sold your business or your stock and bond portfolio is worth 30mil.. crypto goes up and down to much LOL.. but I am sure there are plenty of very wealthy crypto dudes and duddets.

We just had a section 8 tenant where the rent increase was approved from 995 to 1295 because of shortage and market rents for similar homes.

The biggest thing to me is buying in quality areas that will increase in value over time.

In some areas, purchase prices and value add opportunities align well with BRRRR, while in others the margins might be tighter.NOI plaus a big role in success, esepically with MF, so increasing rents and reducing expenses are key.
