I don't bother with incorporating in CA, just file out of state and get a cert of foreign status. 

But since you are incorporating the license into your investing plan, get it and find the right broker.

LOL, Shweta - I have incorporated these points into my elevator pitch :)  I am just finishing up a $75M 506(b) equity raise in conjunction with an MHC (acquirer/owner/operator) client of mine. 

I feel like Property Management is probably the one thing that is difficult to incorporate in NJ since if you account for all the items I just listed rarely any property would make sense to purchase off the MLS at least. 

TenantCloud uses RentPrep to screen prospective applicants which I like because it’s incorporated into the system.TenantCloud allows my tenants to pay their rent online using Paypayl, Stripe and Dwolla.

One of the things I have successfully done is incorporate timers onto the bathroom exhaust fans.
