@Keivan Darius NARPM is primarily for single family but the line is typically drawn when  a property requires on site staff.

The maintenance staff goes out to these properties daily & they send them in to the office staff to catalog, send to owners, make formal estimates, save for evidence in court etc....

His office staff is amazing and will help you immediately with any questions.

They usually have attorneys on staff to answer these questions.

Hopefully, they can refer you to whomever they used in the past or possibly have on staff.

BANKOwe were struggling in our little lending company 4 out of 5 of my banks called my Lines of credit.. when non of them were in trouble.. just would not renew had to pay back close to 20 million.. which basically put us from a 30 man/women company living life large.. to my old partner and 2 of the last remaining staff to run the company at a shell of what it was and I moved on to other things.. as that company did not have enough capital to earn enough money to pay me LOL.. etc. 

If it's a larger organization, feel free to inquire about their different staff qualifications.2.

Then I hired a “big” PM firm- which was a pure disaster- the permanent turnover of the staff, skyrocketed repairs.

When a tenant is in arrears, they should be checking more frequently ... and they should have never allowed them to get "several months" behind.IMHO, the PM company should be embarrassed about dropping the ball and offer to shoulder some of the pain (if they have in-house trades/staff, they could provide the labour at very little cost to themselves).
