Ideally completing light renovations like this shouldn't take long and you should  have a low holding cost on the hard money loan (if you used debt) and make a higher profit on the sale or have more flexibility on the payoff when you refinance  Plan on long-term and hold.

Keep in mind turnkey companies do get bulk discount from their subcontractors and vendors, some company pocket the discount for themselves, some company pass onto the discount to their customers and offer a great price.

As a custom builder for decades, I dealt with this way more than once, especially with new subs that had not worked for me before.Back in the old days we used to just go with a verbal ok, but in the last 20 years or so, it is imperative to have a written CO (even an email sent from the jobsite) from the Sub and then I would add 20-25% and submit a CO of my own to the customer.

I recommend hiring either a PM or even a listing agent who you pay a half a month to a month of rent to get the unit rented.Just so you are aware, these tenants are your customers hence if you make the application process challenging and tedious at the very forefront of the process, most people don't got time for that.
