I agree on the point of your investment is not guaranteed and never fall in love with the sticker price of the offering (ie returns), you really need to look under the hood on these dealsBut active investing is not for everyone and if you do not have the time to manage your active investments, it’s not like the stock market where you have as good a chance to return on your portfolio doing nothing than hiring a manager - if you do not have the time nor ability it typically will not end well.

Since then she’s hired a lawyer because she felt that it’s unfair that shes only getting 30 days notice. she supposed to move out on the 26th of November she wants him to use the security deposit as last month rent but my friend runs the risk of the place being trashed if he does accept this will he still be able to fight for more money if the place does end up trashed and is there anything he can do to fight her to get the last months rent 

I see almost no downsides here pending the condition and then still probably not, other than just learning how to manage or hiring that out.

I hope you learn from this and hire a quality PM for the next time.I would try two things, simultaneously:1.

Automate property management or hire a property manager.

If so, as mentioned above, I would probably hire a PM if you do not want to run it yourself. 

It makes sense to hire help to shorten tenant turnover time.  

The roofing company I hired also does restoration for homes.

You can track income and expenses consistently using software or spreadsheets.As you scale, if bookkeeping isn't fun, consider hiring a bookkeeper for a couple hundred bucks per month.

If not, hire a professional architect or floor plan designer, or use tools like RoomSketcher, MagicPlan, or Matterport to create them.
