On very heavy rain days we always get a lot of calls due to some basements flooding.It's just the nature of the beast and nothing major.Maintenance pumps out the inch or so of water fairly easily and quickly.Property management walks (For free) the property yearly before the lease renewal.We had push back on charging $250 for a 2 x yearly Property Condition Report through Inspectify but are now having a "click out" option so we can't be blamed in the future for deferred maintenance.It's incredible the lengths that we need to go through to protect the company from such instances.With that said, we could have done a better job with preventative maintenance here.Investors reading, "Yes" we do our best to cover absolutely all angles as your eyes and ears, heart and soul on the ground.

Id like to make clear that my niche market is heavy on cash flow given how very low the rental inventory is, and appreciation is slow due to the rural nature of the area.

That way on a 75-80% cashout you can recoup your cost, and possibly add additional cash to your operating account, to scale your progress toward building a portfolio.It's not going to happen overnight but with consistent investments, each additional property should add equity, cash, and monthly cash flow to your portfolio, causing a compounding effect to allow you to scale.Let me know if you have any further questions, but this seems like a great place for you to start.

IMO, if you want to leave your day job, your investments need to be high-cashflow. i would personally sell anything that's not giving you at least a 10-15% return on your equity, and 1031 into something that will be a little diversified but heavy on cashflow, like a 3-4 unit multifamily in a great STR and MTR market, using a few units for each of those two strategies. you can do this long distance easily & would 100% meet RE PRO status if you're self-managing a STR unit (double check with your CPA as everyone's situation is unique - this is not tax or legal advice). if you can buy a crappy one and BRRRR it, you could do this twice with the same startup capital from the 1031, and idk what your monthly cashflow goals are but that would put you in a pretty good position so long as you buy right!
