Even using the lower 110K sales price financed by me over 30 years at only 5% would net almost 216K or 165K profit.Then you could always rent these properties as well and gain a handsome monthly income stream for very little upfront cost.

The standard contract, and all others I have read, do Not make the contract binding on heirs...unless that is in your contract, you’re SOL.On the other hand.....some of my best deals have been when dealing with sellers that had some kind of substance abuse addiction issue...they get motivated for the quick buck.

i've heard great things about some turnkey rentals companies that fix the properties and sell them...on the other hand, some here in charlotte claim they are turn key rentals, when the company is more of a glorified wholesaler...they downplay the work that needs to be done on the property, inflate the ARV according to old comps from years ago, and also inflate the potential rents..the best way is to do things yourself and learn in my opinion...unless you don't mind paying a company to do things you could have done in a weekend...
