I realize her argument will be the smoking takes place outside but my issue with that is the smoke and its odor can be brought in through clothing, hair and if the windows of the building are opened.

No harm no foul just not a good fit.

Don't cut corners here do a thorough job or the odor etc. may not be gone.

Also, ODOR is a huge issue.

The remainder of the home needed two coats of Kilz Original on the floors and walls to eliminate the pet odors, paint and carpet.

This deal became a cosmetic flip due to dated interior, bad colors, and the odor of cat urine throughout the house.

No harm, no foul.

This is a potential deal breaker because it they never got hooked up to sewer and just been flowing under the house this whole time, what we thought was a simple refloor and joist repair is about to get foul.

I have seen carpet with odor that can't be removed even with the fanciest enzyme cleaners. 

The odor and discoloration is from the well water.
