Wholesaler had it for $90k "as-is", another wholesaler bought it, cleaned it out, and relisted it for $120k.

In these early stages of learning and developing as an investor, I'm primarily focused on properties that may require the following: paint, flooring, bathroom/kitchen remodel, drywall, light fixtures, exterior landscaping, siding, or new HVAC.

This was an Oct 15th acquisition and took about 2 months to clean out and repair/rehab. 

This person will most likely always pay on time and their is a higher likelihood they are clean which will mean in the end of their lease you can lease it to the next person while theyvare there and the deposit will cover the small charges. 

I don't know of an inspector but I do have a great electrician, handyman and clean-out crew if any of those would be helpful! 

When I look for my next property, I work on cleaning up credit, so my scores are as good as I can get them.  

Attention to detail is a big one for me, make sure when they wrap up jobs they do the right work and finish the job clean without having a ton of stuff missing 

Will you lose money on the clean? 

I would have to agree with @Simon W.If I took over, or had a client ask me to clean their books, first thing I do is make the Balance Sheet crisp and clean.

Could do I a lot less to get lower rents (for example an upgrade may be $10-$15k where a bare minimum repairs and cleaning may only be $1-2k).
