To offset that brain scatter id add a higher percentage to repairs as a worse case one size fits all model and be prepared and if nothing happens you'd just be in favor.

@Katherine Lankford, overall Georgia is a great place to invest in multifamily (good demographic trends, business friendly, etc.). and as @Ryan Beasley and @Eva Oliver alluded to, there are lots of small, good markets scattered around the state.While I own a lot of multifamily, I am not a student housing expert. 

There's small towns scattered here and there between nothingness, till you come to Pahrump.

So you'll find a handful of nice neighborhoods scattered about, but the surrounding area is less desirable.  

I suppose the properties are scattered all over the country so it's not like you can find one management company to take care of all the ppty for you.

The neighborhoods that produce these sorts of properties are scattered throughout the Midwest and the South.
