@Theresa Harris the ruling require exclusivity to the listing agent’s listings… one just becomes a client of the agent, who you happen to meet at one of their listings.  

We exclusively work with contractors that come recommended from other investors.

One of the brokers said he could send me dealflow but required that I sign a non exclusive representation agreement.

It doesn’t need to be an exclusive one or the other.

B-lenders are somewhere in between A-lenders (banks) and private lenders, and many also work exclusively with mortgage agents.

As Bill said, you'd technically need to remit market interest of ~5-6% to avoid a related party transaction, but since $100-120 would be vastly below their annual exclusion amount, you can just say that any interest that would otherwise normally accrue would be considered a gift to you.

Instead of having a centralized platform for agents to list sellers properties in a defined area, it will become fragmented with multiple sites marketing their own exclusive listings ? 

But the seller got weird when I sent the exclusive right to sell contract, they said they wouldn't pay any more than 1% total, didn't want to pay anything to a buyers agent, and then ghosted me.
