I understand where you are coming from, but I am trying to purchase it with technically not having to put any initial cash in except the wholesale fee.

I just think it is vital to have some boots on the ground in the city where the investment property is, especially for smaller operators.

With the exception of a few states, transferring your property from your name to an LLC will not hide your identity, given your name will still be identified on the public record as a member of the LLC. 

I see a number of economic development and community vitality initiatives initiated circa 2020, including a community master plan, the development of the MetroHealth complex and associated green space, the Community Housing Plan 2030, 25Connects, Mayor Frank Jackson's Neighborhood Transformation Initiative, and others.

Except for whatever losses are on the GP K1, but even they require more discussion.

They also get 1st crack at the pocket deals.I would also say while I have seen very few exceptions, for the most part discounting just doesn't work long term. 

I would love to make legal exceptions for people who want to do better, but I can't for reasons already mentioned.
