Unless I think I can time the market, I am going to keep deploying my cash in something better than that.I am also bearish on treasuries, which I think will generally see yields rise (and values decline) on anything with longer maturities (yield curve normalization and long term downward pressure on the ratings/"safety" of US gov't debt).All excellent points- I agree with you on assumable mortgages, but I think the challenge is that most of those are owner occupy and the banks typically won't allow them to be assumed by investors.

It is currently an Excel spreadsheet (which works best for it) but can turn into Google Sheets or Apple's Numbers also (although the formatting may be thrown off with those options for the graphs).

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

That's the goal, of course it does not always work, but if it works it's usually because we have several good candidates on one property and then offer the next available property.
