It's pretty rare I see any that is super easy and the cash just keeps rolling in. 

Depending on the opportunity type and the licenses you have, that will either be pretty hard or really hard. 

You may have misjudged some numbers, but paying $700 a month to own an appreciating asset is pretty good.

Pretty sure it works in reverse also - set up a Michigan LLC for the property above and you'll have to register it in your state of residency. 

More likely that the document is correct, and the change to 12% was made recently. 12% seems to be middle of the road but still pretty decent, yet generally Baltimore city RE is a bit more risky than rest of MD .Lonnie Pickard

Hi Rae,I know programs for 10% down for first timers but 0% down would be pretty difficult.

Pretty easy to work with.

Rates are pretty low, maybe $30-50/night.

Any way good luck with it.. sounds like this company's eyes were way bigger than their stomach.. to scale on scattered lots is pretty tough logistically and I guess we are seeing that play out.

They already have my records from the previous year(s), I’ve been a client for 20+ years, and I provide pretty detailed reports per property.
