It does not look like there was ever any treatment done at any point to fix the issue, and some of the beams are completely rotted through.

I have a side online business, self-employed, and my CPA suggested that I should open solo 401k with that business and move my SDIRA funds into this Solo K account since it's got better tax treatment around UBIT.I contacted IRA Services and Trust (custodian) whom I have IRA account with and they said in order to open Solo K, I have to establish my company's Solo K Plan and provide them with "Self Employed 401(k) Custody Agreement".They said I can hire a CPA or lawyer to do that.

If it is in a run down neighborhood full of drug addicts, it probably isn't worth it though.

I like the foreclosed homes that are moldy, have drug needles in them, and the electrical ripped out through the sheetrock.

I know of a few drug dealers who are making millions of dollars...just because it works doesn't mean its legal or right.

But the rest of the gain would have been due with your tax filing for tax year 2018 because you did not have receipt of those funds until 2018.b is still the appropriate treatment. 

I don't care if a business is drugs or not...there is a skill to running a successful business.

(If it was a violent death or drug related they might need to do forensics).

What we do know now:Tenant has changed locks.House has some issue with sewer gas coming up into the home, which may have happened from property managers husband plumber fixing pipes as we did a huge repair and it started around then.Tenant is now reducing rent by 1/3 legal in New Mexico because of sewer gas.People who we have tried to look at the property to fix the problem have refused to work there because the tenant is freaking them out and talking about lawsuits and looks like she is on drugs.People now keep mentioning drugs to us, but when we spoke to the officials they had no records of tenant other than a fresh eviction before our house.
