That is thru TRUST, which I don't like, or thru experience which can be vetted, just like a BANKER would.There is no Passive.  

You need to do renovations, improve the property, and drive up rents.

There are also multiple universities that drive rental demand.

after reading all of these comments, I don't want to waste my time ( considering I have to drive 1.5 hours each way to the workshop).

Make sure you test drive their product.

Like @Nicholas L. said, maybe look within a reasonable driving distance from where you live, is there any city or state where you have family or friends that live there where you could travel to frequently and they could keep on the property for you or somewhere you visit a lot.  

*Neighborhood drive bys could get you shot.

Get in your car on weekends and go drive some of the places like Nazareth, Hellertown, even Wind Gap isn't terribly far.
