Is the population growing, are big chains starting to move in if they're not already there, are jobs dependant on a specific employer or is there decent diversity (ex: we have tech and Boeing up here, but tech is starting to move to working from home and Boeing is starting to move some production out of state), whats the median income, where are the bad neighborhoods, etc.

If you're looking at out of state, there are many economic factors to consider (I.e. job growth, types of jobs, economic diversity, price to rent ratios, past appreciation, home court advantage, etc.) 

I guess I'll just kick things off her by saying that Atlanta is incredibly diverse in many ways.

In addition to the ones you mentioned and the others shared, I would also look for some diversity among industries in the area.

In general, aim for markets with growing population, diverse economy, and low unemployment.

A little frustrating, but given the diverse employment base in the DFW area, I guess it's not all that surpising. 

No one should underestimate the importance of diverse income streams to a goal of being able to withstand financial setbacks. 

Those trends being net migration, jobs & employment, industry diversity & other aspects along those lines.
