Was intrigued but the idea early on during a discovery call or so and it seems like they have their feet off the ground running as we speak.

The internet has not made me feel good about this discovery and seems I can expect a need for repairs.

One thing you'll probably discover is that you can build much cheaper than buying an existing home.For example, we built our 3500sqft home in the Smokies for ~$285/sqft. 

- start following investors on social media. follow their journeys. if someone sticks out to you after a few months of following them, you could message them and ask if they have a need for private money, then get on a few discovery calls.- you can also approach a private money firm that would essentially vet deals and lend the money FOR you, taking a cut of the profits. this is definitely easier and feels safer because there are extra (knowledgeable) eyes on the deals. - lastly, you could go to local meetups and talk to active investors!

Discovery and realization: mind gets opened to the realistic possibility of _____.

Does your homeowner insurance include zoning insurance for unfortunate discoveries like this (this is sometimes an extra you have to add on and almost no one does).

As far as other Montana locations that I'd suggest checking out, Philipsburg/Anaconda are nice because you've got Georgetown Lake visitors in the Summer, and Discovery Ski Area visitors in the winter.
