I would encourage you to look outside of Austin since going there shouldn't be too difficult if you need to do something in person, you can even drive some of the areas yourself and do your own evaluation of it. 

That doesn't make them bad, per se, it is just a very difficult market right now. 

@Elizabeth RossFor properties under 100k you will likely need to use the BRRR method as its difficult to get a 30Y loan on a properties valued under 100k.

Who would ever invest.. now that they have not paid as agreed of course they are going to find it difficult or impossible to raise new money in the fund you invested in..

Nothing is that difficult but there are a few things to know.  

I am very big on building equity, largely due to my career situation.

During my investing career, I have found a great ability to manage all types of properties at a high level.

The bigger companies like Apple, Google, Microsoft, etc, use RMC's to handle their relocations and they are very very difficult to pierce.

I have worked my entire career in construction and last 2 years performing entitlements, permitting, and construction for industrial developments along the Wasatch.

I equated it to a property per year simply because in the Denver area it's very difficult to find cash-flowing deals that make the investment worth it, so I figured I'd be looking at several properties to reach my financial goal.
