Assuming you meet the qualifications, you might check out Delaware Statutory Trusts (DST) as backup property for your 1031 exchange.

I purchased a rental property in Wilmington, DE in the name of my LLC on a interest-only loan from a family friend. 

If you qualify, you could use a Delaware Statutory Trust (DST) for the difference (the $125k you were talking about) left over after buying the property you’re lookin at.

Replacing the vinyl will rarely qualify because I am sure it will be greater than 1) Lesser of 2% of your basis in the property or $10k  for a small taxpayer safe harbor. 2)  a $2500 to qualify for a de minimis safe harbor, if replacing would qualify, usually not being a structural component of a building.  

Either way it will benefit us greatly to have control of the house and de-junk it.
