It is a suburb in South Jersey along the Delaware River, about 5 miles outside Philadelphia with easy highway access and available public transit to the city.

There’s a book by Gavin de Becker “The gift of Fear” that has some good advice on dealing with people who make threats of any type.

Short of it you can form one in lets say TX, NV, Delaware, and use them everywhere.

@Aaron Klatt, @ @Wes Short, @Gabriel De AlmeidaThank you guys, This makes a lot of sense.Above anything the motivation needs to be there for this to work .This gives me some more concrete criteria to go off of.

You'll also need that de-leading certificate for when the time eventually comes to sell. 

I’ve got a double at the 290 and Delaware (bannard Ave) and this property flys off the shelf when I put it up for rent.  

Since there is no historical value to start from, do I set a number right away or have a contingency to reset   on the next year since it is a de novo building?
