So of all resort places on the earth, the Gatlinburg area had a far bigger boom than anywhere else, at least that I am aware of.  

Why on earth would they spend all of their time writing offers that they know will get rejected for a client with little or no experience when they could be spending that time with clients that write aggressive and reasonable offers? 

Come by with a laser measure and see, there are some that are tighter and others that are bigger (or use google earth, but I think it’s worth visiting to see how they feel at different widths).  

Why would someone living in a fiscal paradise (HK) invest in the most tax hellish country (FR) on earth is beyond my understanding.

Checking Google Earth is a great first step.Of course, market research is crucial, but nothing beats looking people in the eye.

Any advice should not be followed by any person on the planet Earth.

If not that may be the issue.The layout is built for a family - if your buyer is the stereotypical husband, wife, and 2.5 kids then make sure there is a quick easy way to get groceries etc from the garage to the house.Last thing...Is the backyard cleared out of the overgrown bushes that are on google earth photos?

I will get their address and I will run comps on the property and look at the google earth view and see the outside condition of the house and make a guess as to how much the repairs to the house will be.

The PL split must go from the center of the earth to the sky with no overlap.
