What if the 1 tenant destroys the 1 house in a month then bails...

I've read a lot of warnings about section 8 tenants destroying units and being horrible tenants.

I used to be a 'find the deals in my local market' guy, but recently, the price increases in my local market have destroyed any deals to be had.

A roof, a furnace, a tenant that destroys the place, etc. are not an annual item (generally), but when you hit the magic year when they happen, it can be painful if you didn't allow for this upcoming expense in previous years.

So if it is zoned RT-4 but taxed as 7 units then it is considered "legal non conforming" which is perfectly fine EXCEPT when you, the owner, destroy/tear down the property then it must be rebuilt to conform with the new zoning.

The government allowed the wrong tenants to move in (druggies) and they literally destroyed the houses after turning the area into a crime-ridden slum.
