I realize that is not particularly important to the topic at hand, but just wanted to make it known that I have a propensity for being very analytical.The market I live in as well as want to invest in is extremely depressed.

I live in Humboldt County and it's a severely economically depressed region, with horror stories around every corner about the ravages of grow-ops on properties and endless seismic and damp issues. 

The area is very depressed and I was leaning toward a new construction for the space.My mouth hit the floor when he stated that to purchase the lot with him would cost me $2,500.

First of all FEAR is a waste of time and big contributor to depression which then leads to inaction.

It is a slightly depressed community - there were a bunch of foreclosures here, of the 54 units (it's a small community in a small town), 17 are rentals and some are ill maintained.

He is an alcoholic and a hoarder and doesn't work as he suffers from depression.

@Annette Hibbler Pre 08 paying the GC and trusting him to pay subs was common practice... as builders and GC's went down like fly's in the great depression.. many builders and GC did not pay the subs.. and this created all sorts of problems..

Unfortunately, in a depressed real estate market, it is virtually impossible to refinance in a timely manner and without putting up your first-born child as collateral!
