While you did point out the negative aspects of a deal like this, you didn't really highlight the pros on the RE side and future investment, appreciation etc.I’ve done two of these projects in the past 3 years in SoCal.

Do you like the area or do you think that there may be more deals there with others pulling out of the area?

I'm doing a value add deal now in a flat appreciation market, but it will double in value when I'm finished.

We also find that most flippers are working with contractors who are not quite large enough to get deals from distributors.

If local sales support the new value then you should not have to deal with the seasoning requirement.
