Choosing a professional restoration company seems really important, especially for damage like water, fire, or mold.

Things to consider: daily internal operations, external branding and operations, lending, in addition to inside out *legal protection and outside in** legal protection, privacy/anonymity/identity protection and security...Prevention measures at different levels, preventing the attack from being initiated vs preventing the attack (lawsuit) being successful vs reducing the damage of a successful attack.... there are many elements and I see people pick one and argue about it without looking at the whole

I just started working with THD, I had the same situation as Shankar RamaniI had a 3/2 SFH posted for LTR, they reached out asking if I am open to short term rental, I was hesitant first but after searching the company and their business model, I was willing to take the risk if they pay me a good premiumThe person who reached out to me works with the insurance side of THD ( they have corporate leasing department too), and her tenant had a fire damage in their house so the insurance company wanted the tenant to stay somewhere until the house repair is done.

If banks controlled all this business and did away with the broker model and like what I experienced the lender was a bank employee and was on salary not commish.. docs are prepped by the bank ( on my commercial loans that is free no charge NO JUNK Fees at all just appraisal and 1/2 a point to maybe 1 point. this is a stumbling block for owner occ especially first time buyers who dont have money for closing costs and generally need the seller to contribute you know I see it all the time on my starter homes that I finance for flippers.. virtually everyone has seller assist on it to pay for all the junk fee's and brokers fees.. its getting paid somewhere and that just makes it harder for those buying homes to live in ..  

Its barking is on and off, but almost every day there are easily blocks of 30-45 minutes when it's barking pretty much non-stop.

I know it has been costly to replace/repair the damage done especially with the property being vacant and a monthly mortgage payment due as well without any rental income coming in.Any advice is greatly appreciated.

All the sunk costs are in the basement from structural, mechanical, water damage, asbestos, plumbing, etc.
