When an investor starts out, they are so focused on that first (couple of) deal(s) and are usually either not seeing (lack of experience) or not wanting to see (emotion) any problems in the deal. 

It has accelerated quite substantially in the last couple of years due to Ontario and BC migration (both in people and capital).

Yeah @Kent Fang ching, you detailed a couple of the strategy actions we are doing for clients right now in MN. 

Now you might be like Joe, know rents for a couple of neighborhoods and can quickly estimate expected cash flow from properties pretty quickly (that's what I do as well) but you still need a screening rule so you invest minimal times on properties you will never put an offer in on. 

I'm interested in trying the short-term rental market with a couple waterfront properties. 

Your first couple deals will be important, they will set the stage for your success.

Look for places that have had restrictions for a couple of years and have a more stabilized rule system.

I’m a couple hours north of Boston but there’s always tons of people looking to move so a longer vacancy or having to lower my rent prices is not even a consideration.
