I've found countless auction sites but it's a bit messy, and I am wondering if there are government sources of information that I'm missing.Looking especially for knowledge and experience from developers. ;-]Thanks in advance!!

To be clear, I have already found an old knife, countless nails/screws, metal fragments (presumably from the son's hobby of busting up furniture), batteries... you name it. 

Originally, I felt doing wholesales was the way to start out, but as I circle neighborhoods, talk to investors, sort through the homes I get from being on buyers lists -- it's much easier to find and do rehab.I know and trust two project management services who charge a flat fee to manage rehabs and getting myself a rehab won't require 100+ calls, $2500+ in direct mail, circling neighborhoods and countless bandit signs.

Of course, interview countless property managers and make sure they will do a good job for you, since you are going to be so far away.

This provides specific products for full rehabbers, fix and flippers, rent ready, owner occupied, etc.You can buy CD's, go to seminars, and spend countless hours chasing REO's while the experienced professionals have the contacts locked up.

We used them every day, constantly, and I went through countless drills, an unbelievable amount of batteries, and so on.

I can say I have seen countless turnkey companies come on this board over many years and they have crashed and burned.They tend to talk about how easy the cheap properties will be to manage and how profitable they will be.

Just starting out, have been listening to countless podcast, reading other posts.

There are countless listings that mention the building allows weekly rentals.
