You are not paying for their services and won't cost you anything extra anyways. 

Our cleaning fee covers professional clean, laundry service, and consumables. 

@Alecia Loveless is correct--tenants need access 24/7 to their electric service panel, water and heat, assuming those are individual utilities for each unit. 

For rentals in an LLC, most lenders look at the cash flow of the property (aka DSC Ratio: Debt Service  Coverage) and your credit score rather than your personal income.

I run Raise the Standard Real Estate in Milwaukee, WI and we focus on investors servicing them from building a strategy, completing the transaction, and assisting with property management duties.

If you are going to outsource management you will get everything done for you, but you will have some of your cash flow used for services. 

I can't continue providing that service if the landlord takes over management.
