Just be careful, you don't want to find out half way through the job that he didn't know what he walk taking about.Watch out for lead pipes, leaking main lines, plumbing that goes from galvanized, to cooper, to pex, knob and tube wiring...etc...These things will turn your investment upside down.

I would hold this investment for a couple of years regardless but my fears are that I will not be able to find cooperative tenants and that rent prices will come down too much for me to support the mortgage and whatever expenses I pay.

@Nick Louie You can try to negotiate any terms you want, but don't be surprised if the seller thinks your offer isn't worth the extra hassle and backs out.In my opinion, you're better off asking for the standard "broom clean" and factoring in the cost for a professional deep cleaning.In a hot seller's market, your strategy should be to be as pleasant and cooperative as possible.
