What are the usual lending parameters for a person getting there first property with roughly a 700-730 Credit Score and trying to secure a home 200k or under? 

If you wanted to fund a portion of the down payment would you suggest a hard money lender, personal loan, etc.?

I have other HELOCs that were much easier to get both personally and professionally.

Is your goal to use being an agent for your own personal investments or actively try and grow your agent business to eventually leave your W2?

The person worked for H&R Block, now works for TurboTax Live and is being honest about their skills: NOT QUALIFIED.

I actually had a fire MYSELF, yes personally. 

I find it's very personal, and dependent a lot on your goals, resources, risk tolerance, location, experience, etc.

.: I would go HELOC for sure that would be best as others were saying the lower cost for the money changes between paying a higher rate for a personal line and typically personal lines they want a higher monthly charge as well independent from the interest rate.  

Or a personal loan if interest rates aren't cost prohibitive?
