@Ethan Slater here's some info we hope you find useful:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

I use my own application, which has an imbedded authorization to release information for their employer and landlord.If they have not confirmed an hour prior to their appointment, I send this text to their phone (which was required as part of their contact information I required in the response to my ad):As I had requested in my email, you have not yet confirmed your apartment showing for this evening, scheduled for 7:00pm.

(I would not specify how much.)If the property needs a ton of repairs, then even buying it subject to the existing mortgage may not be enough to make this a viable deal.You need more info, and fast!

If you are looking to passively invest I would recommend finding a company that is vertically integrated so you have one main point of contact from start to finish.

Something to look into in your case.I would recommend having the seller send message to all people already booked with your new listing & have him contact AirBNB or VRBO to cancel those reservations due to a sale.

I think it's a good idea to contact the landlord and ask if they want to sell it to you, especially since you're already renting/living there. 

@David Putz I wonder if someone is maintaining a list of where all the servicers are licensed...I can't imagine that would be easy to keep track of, but I don't know how often they would change.Having a resource that has all the typical fee info and service states for each servicer in one document would be amazing.
