I've had constant repairs with Class C#1 and this was a house that went through an inspection and had some minor repairs and I'm losing $300 to $500 a month most months.I also had a new AC unit stolen right before the tenant moved in.

I am constantly learning new things and I will continue to adjust my strategies and processes based on experiences I have as time goes on.  

I hope to never sell this cabin (nor likely any of my others), as they are providing a lifetime stream of income, a place to vacation, and will do the same for my kids and their kids one day.  

Now that I'm investing I dont' pay for comps, what I do is I'm always on the lookout for new deals, so constantly scranning listings for deals that look interesting.

Bankers move around, rates increase and decrease, market conditions change, but these personal relationships can remain a constant throughout your career and will be critical to your success. 

People gets locked inside factories in China to prevent thefts like they did  here in the US in the 1910s.Please keep in mind IF we all support oligopolies, the download/streaming business can end up like the internet server provider/cable business, where you and I have no real choice anymore.

I am not sure about where you live, but that is something we look multiple years out on constantly. 

Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object.

The problem is that there constantly seems to be fees being charged to me an example of this is in the contract  there is an additional 100 dollars allocated to sewer and water that the tenant automatically pays every month with rent and anything outside of it should be billed to the customer (there is no specificed time when this will occur on the contract) but it appears to be billed to me and after speaking to IIP it's like they made up rule on the spot stating that after 6 months all of the additional utility fees would be billed to the customer and in the meantime I am being charged for it.

No need to waste my time constantly replying to, "Is this still available?"
